How do I view a property?
Properties on our website are move-in ready and are shown by appointment only. Appointments can be made by calling our office at (812) 422-2431. We will require that you submit a copy of your government-issued ID.
How do I apply and is there an application fee?
If you wish to apply for one of our properties, please visit our website and submit an application online. There is a $40 nonrefundable application fee, and each person over the age of 18 that will be residing there must complete a separate application.
How long does it take for an application to be approved?
It is our goal to complete the application process as soon as possible; however, approval times may vary. To help facilitate the process please make sure to complete the application in full and submit all requested documents.
Do you accept an applicant with previous evictions?
The most recent rental verification cannot be an eviction, nor can you currently be in eviction. One previous eviction may be allowed as long as there were no damages or balances owed.
Do you accept an applicant with a previous felony conviction?
We are unable to accept an application for anyone convicted of, or pled guilty to or no-contest to, any felony involving arson, sex crimes, or meth charges of any kind (including manufacturing, dealing and distributing). Please see our Rental Criteria for a full explanation of our criminal background policy.
Do you accept pets?
We do allow certain pets at some of our properties, but this is up to the property owner’s discretion. There is a two-pet maximum in any pet-friendly rental. You may contact the tenant manager for specifics. For each pet there is a $200 nonrefundable deposit per pet and an increase of 5% of the rent per pet. Dogs that are NOT allowed include: Akita, American Bully, American Staffordshire Terrier (Pit Bull), Chows, Presa Canario, Rottweilers, Shar-pei, wolf breeds, or any combination of these. Other breeds or types of animals may be excluded at the property manager’s discretion. No dogs over 40 pounds at maturity will be allowed. Please see our Pet Friendly Policy for further details.
How much is the deposit?
The deposit is equal to one months’ rent.
Do I need Renter’s Insurance?
You are required to have personal liability insurance in the amount of $100,000 for the entirety of your lease and any renewals thereof. You may choose to obtain this independently and submit a copy of such to the office, or you may take advantage of the liability insurance that is offered through your tenant portal and billed monthly to your account. This DOES NOT cover your personal belongings and we strongly suggest you consider obtaining such coverage.
When is rent due?
Rent is due on the first day of every month. We do allow a five-day grace period; however, a late fee will be applied to your account if your rent is unpaid as of 9:00 a.m. on the 6th of each month.
How do I pay rent?
The most convenient way to pay your rent is through the tenant portal. We also accept money orders or certified checks that you can leave in the rent drop box at our office located at 18 S. Congress Avenue, Evansville, IN 47714. We do not accept cash.
How do I submit a maintenance request?
We have a dedicated maintenance line for you to report any maintenance issues you have. Please call (812) 541-2547 and make the appropriate report. Additionally, you may submit a work order online through your tenant portal. Please refer to the Maintenance Emergency List.
What do I need to do when I’m ready to move out?
We require a 30-day written notice of your intention to vacate. Once we receive the notice, we will provide you with guidance for the next steps.
